Proposals

The Site: The site is situated between off Stirling Drive and is located behind the parade of shops on Clippens Road. Existing residential properties at Muirhead Drive, Cowal Drive and Morar Drive all currently overlook the site and these are made up of a mix of 2 and 3 storey blocks.

The existing buildings on the development site have been cleared and the hard standing associated with these and access roads remain along with a play area which would appear is no longer in regular use.  The remainder of the site forms uneven grassed areas, some of which has been planted with trees. The site size is 2.27ha or thereby.

 

The site is identified in the Renfrewshire Council Local Development plan as a site for Housing Land Supply Site.

 

The site is identified in the Renfrewshire Council Strategic Housing Investment Plan 2022-2027 as a potential site for social housing.

Proposal: The proposals are to develop the site for 64 no properties with a mix of bungalows, main door cottages and family housing -  there are no flats which are being served off a common stair or close included in the development. The new properties will be served off a new road entrance off Stirling Drive with a new road network developed to serve the dwellings. The current draft proposals include for  a pedestrian link to remain from Muirhead Drive leading to the new road network which be created with the exiting pedestrian link to Clippens Road to the north east of the site remaining.

Standards: All the homes will be built to high standards  of insulation to minimise fuel costs for residents and solar photovoltaic panels will be included on all properties. Individual homes will all be built to the Housing for Varying Needs Standard which ensures that the properties can accommodate these with differing mobility needs.

​Built Form: The proposals comprise a mixture of two-storey semi-detached and terraced housing with two-storey cottage flats, together with a single-storey wheelchair bungalow. These create a street frontage to both Stirling Drive and Muirhead Drive, in-filling between existing properties.

 

The main entrance from Stirling Drive leads into a central open space containing the SUDS basin which is surrounded by the housing with in-curtilage allocated parking, providing natural passive surveillance.

 

Connectivity through the site is maintained through pedestrian routes within landscaping leading from the central open space to Clippends Road to the East, Muirhead Drive to the West and Cowal Drive to the South.

 

The homes are finished in traditional materials respectful of the setting and the existing built environment. The external fenestration includes traditionally proportioned windows, set in brick and rendered facades. Conventional pitched roof slopes form gable features and are covered with concrete roof tiles. These low maintenance materials extend to the selection of uPVC fascias, and rainwater goods to ensure that the properties continue to enhance their local surroundings without decay.

Next Steps:

The PAN notice was submitted to Renfrewshire Council on 23 February and the consultation will run to 20 May 2022.

This consultation forms part of the formal consultation and has been developed to provide information on the potential development at Stirling Drive, Linwood. All comments and feedback will be reviewed and considered prior to the Planning Application being lodged with Renfrewshire Council.
