Proposals

The Site: The site is situated is situated off Abbotshall Avenue and is currently open grass land. To the north of the site Antonine Primary School, to the east commercial units, to the south Drumchapel Pool and Church and to the west existing residential properties at Drumry Place. The site slopes down to the east.

Proposal: The proposals are to develop the site for around 70no properties with a mix of flats, cottage flats and houses - there are flats which are being served off a common stair or close included in the development. The new properties will be served off a new road entrance off Drumry Road with a new road network developed to serve the dwellings.

Standards: All the homes will be built to high standards of insulation to minimise fuel costs for residents and solar photovoltaic panels will be included on all properties. Individual homes will all be built to the Housing for Varying Needs Standard which ensures that the properties can accommodate these with differing mobility needs and the proposed development will be assessed against the Secured by Design Accreditation.

Built Form: The proposals comprise a mixture of two-storey cottage flats, semi-detached and terraced housing and four-storey flats.

 

The homes are finished in traditional materials respectful of the setting and the existing built environment. The external fenestration includes traditionally proportioned windows, set in brick and rendered facades. Conventional pitched roof slopes form gable features and are covered with concrete roof tiles. These low maintenance materials extend to the selection of uPVC fascias, and rainwater goods to ensure that the properties continue to enhance their local surroundings without decay.

Comments from Public Consultation 1: Public Consultation 1 took place on Monday 6 March 2023 and the following changes have been incorporated into the new proposals:-

 

  • The number of 6 person properties has been increased from 10no to 17no;

  • The number of 7 person properties has been increased from 2no to 3no;

  • One of the apartment blocks which had been located in front of the existing properties in Drumry Place have been relocated to the frontage onto Abbotshall Avenue

Next Steps: The PAN notice was submitted to Glasgow City Council on 27 January 2023 and will run to 21 April 2023. Any consultation responses based on this presentation should be returned by

Monday 10 April using the online tool.
